我们提供什么服务What we provide

我们是<strong>贷款经纪人</strong>——不是银行。我们的工作：We are a <strong>mortgage broker</strong> — not a bank. What we do:

• 评估你的需求和财务情况。assess your needs and financial situation.
• 从我们对接的 40+ 家银行中，推荐recommend products from our panel of 40+ lenders that are 'not unsuitable' for you.
• 代表你提交贷款申请，跟进至放款。submit applications on your behalf and manage them through to settlement.

我们<strong>不</strong>是法律 / 税务 / 会计 / 财务规划顾问。涉及这些领域，请咨询持牌专业人士。We are <strong>not</strong> legal/tax/accounting/financial-planning advisers. For those, consult licensed professionals.

费用Fees

对客户<strong>免费</strong>。我们的收入来自银行的 commission（详见信用指南）。<strong>Free</strong> for you. Our income is lender commission (see Credit Guide for details).

即使最终没有签贷款合同，也不收任何费用。Even if you ultimately don't sign a loan, no charge whatsoever.

网站使用Website use

本网站的内容（包括利率计算器结果、文章、对比表）仅供<strong>一般性参考</strong>，不构成具体建议或正式利率报价。利率会变，银行政策每天调整——以正式 letter of offer 为准。Site content (including calculator results, articles, comparison tables) is <strong>general information only</strong>, not specific advice or formal rate quotes. Rates change; lender policy shifts daily — only the formal letter of offer is binding.

禁止自动化爬取、逆向工程、滥用我们的对比工具。如果发现，我们会封锁访问并保留追究权利。Automated scraping, reverse-engineering, or abuse of our comparison tools is prohibited. We will block and reserve all rights to pursue.

知识产权Intellectual property

网站上所有内容（设计、文字、Logo、对比方法、计算器算法）的版权归 Fingertips Finance 所有。文章可分享 / 引用——请注明出处和链接。All site content (design, copy, logos, comparison methodology, calculator algorithms) is © Fingertips Finance. Articles may be shared/quoted with attribution and link-back.

第三方品牌（CommBank、ANZ 等）的标志归各自公司所有，仅用于产品对比的事实性引用。Third-party marks (CommBank, ANZ, etc.) belong to their respective owners; used only for factual product comparison.

责任限制Liability

在法律允许的最大范围内，对于因使用本网站或服务造成的<strong>间接损失</strong>（投资亏损、错失机会、第三方违约等）我们不承担责任。To the extent permitted by law, we are not liable for <strong>indirect losses</strong> (investment losses, missed opportunities, third-party defaults) arising from your use of the site or services.

对于<strong>直接损失</strong>，因我们过失（如错误建议、文件遗失）造成的，可以索赔——我们由 ACL 持牌方 Outsource Financial 的<strong>专业责任险（PI insurance）</strong>覆盖。For <strong>direct losses</strong> caused by our negligence (e.g. wrong advice, lost documents), claims welcome — covered by our master ACL holder Outsource Financial's <strong>professional indemnity insurance</strong>.

本条款不限制 NCCP / ACL / Australian Consumer Law 下的法定权利。Nothing here limits your statutory rights under NCCP, ACL, or Australian Consumer Law.

适用法律Governing law

本条款受<strong>澳大利亚新南威尔士州法律</strong>管辖。任何争议先按照投诉政策内部处理，未解决则由 NSW 法院管辖（同时不影响 AFCA 投诉权利——见信用指南）。These terms are governed by <strong>NSW law</strong>. Disputes first follow our Complaints Policy; unresolved disputes go to NSW courts (without prejudice to AFCA rights — see Credit Guide).

条款修改Changes

可能不定期更新。重大修改我们会以邮件通知现有客户，并在网站显著位置标记。日常修改（措辞、链接更新）只更新版本号——本页顶部显示。Updated occasionally. Material changes go via email to existing clients with prominent site notice. Minor edits (wording, links) update version only — shown at top of this page.
